Such changes create a need for a proactive approach to adjusting project scope, cost and time (the triple constraints) for efficiency and effectiveness in overall delivery. This study investigates the causes and implications of design changes in order to improve design change management practices. Data for the study were obtained through online interviews with New Zealand industry practitioners. Thematic analysis was used to collate the results into meaningful data. The study found that design changes were predominantly caused by clients’ inadequate strategic planning, insufficient attention to design, EPC contractors’ inadequate design ability, and on-site variations. There were three categories of such design changes: direct impact on the project, the reciprocal and complementary effect on stakeholders, and the far-reaching impact on the community. The study concludes by suggesting improvements, such as strengthening the integration of project teams to enhance design quality, strategic alignment of stakeholders at the planning stage, early contractor involvement (ECI) between the planning and design phases, and improving collaboration between design and construction teams. Further, a combination of high technical skills (e.g., design ability) and soft skills (can-do attitude, interpersonal skills, problem-solving skills, documentation skills, etc.) are needed to generate the desired improvement in design change management.

- ItemPromoting Earth Buildings for Residential Construction in New Zealand(MDPI (Basel, Switzerland), 2022-09-01) Samarasinghe DAS; Falk S; Nocera FThe construction of earth buildings, both throughout history and in the current day, is well-established worldwide. Despite New Zealand’s pre- and post-colonial history of earth construction, earth buildings as residential homes have not been well-received or popularised throughout present-day New Zealand. This research aims to identify the reasons for this lack of awareness and to determine methods that promote earth buildings in New Zealand. This research is based on data collected from semi-structured interviews conducted with subject matter experts and via an online questionnaire completed by members of the Earth Building Association New Zealand (EBANZ). The data collected revealed the experiences and perceptions of all participants regarding the advantages, challenges and promotion of earth buildings specific to New Zealand. Following analysis of these responses, key reoccurring themes were identified and compared. Regarding New Zealand’s lack of awareness of earth buildings, interview and questionnaire participants responded that this shortcoming was due to earth construction being a very niche market and lacking commercial marketing. Education was the most frequently reoccurring theme raised by all participants as the top promotional tool for raising awareness of earth buildings. The results of this research can be applied to future work regarding obstacles that limit the growth of New Zealand’s earth building industry, as well as research on the role of New Zealand’s education system in exposing the next generation of builders, designers, and consumers to earth construction.
- ItemSpecific Skill Requirements within Prefabricated Residential Construction: Stakeholders’ Perspectives(MDPI (Basel, Switzerland), 2022-01-04) Rotimi FE; Almughrabi FM; Samarasinghe DAS; Silva C; Banaitis ASkill availability is an important component in the uptake of prefabrication and plays a crucial role in housing supply. However, the challenge is that the demand for housing has outgrown the availability of specifically trained workers. This challenge is not unique to New Zealand; many developed countries worldwide are facing similar issues. Therefore, the purpose of this study is to determine relevant skills in the prefabricated residential construction sector in New Zealand (NZ) and suggest improvement measures from the standpoint of industry stakeholders. The study adopted a semi-structured online survey and administered it to multiple construction industry practitioners. The study found the training of the construction workforce as one significant area of focus. In addition, external sourcing of international prefabrication-specific skilled workers could improve the issues of skill shortages in the residential prefabrication sector. Furthermore, the study revealed that the barriers to healthier prefabrication uptake are closely linked to shortages in management, digital architecture and design, and vocational skills related to residential construction. The study has contributed to the current pool of knowledge by identifying skill issues in NZ’s prefabricated residential construction sector, classifying the major restraints limiting prefabrication implementation, and determining measures for increasing industry uptake. It is anticipated that this will help construction organizations and the wider industry develop strategic goals and a roadmap for meeting the skill requirements in NZ. Training policies and programmes can be developed with focus on crucial prefabrication skill requirements at governmental level. Curriculum reviews are recommended for uptake by academic and vocational institutions.
- ItemSupply chain landscape of 3D printed buildings. A stakeholder decision suppot framework(MDPI (Basel, Switzerland), 2024-06-14) Ma J; Samarasinghe DAS; Rotimi JOB; Zuo K; Shrestha PPWith the development of new construction technology, increasing attention is being paid to 3D printing due to its construction efficiency as well as its sustainability. Numerous researchers have determined its benefits in cost reduction, resource savings, safety assurance, etc. Although various advantages have been identified, there are limitations and challenges in technology implementation. Especially since it is a new construction method, 3D printing construction projects will have a very different supply chain compared to traditional projects. As part of a research programme investigating the 3D printing construction supply chain in a New Zealand context, this study systematically analysed the research about 3D printing adoption and supply chain challenges in the construction sector. The Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA) was adopted as the guideline for literature selection. PRISMA is designed to assist researchers in reporting the review research focus and methodology, and examining the findings from published literature. NVivo was then adopted to code and analyse the selected publications to gather the data necessary for our study. The literature was analysed from the perspectives of the research focus, research methods, and findings. Studies about 3D printing implementation, benefits and barriers, as well as its significance are also analysed. As a result, this research found existing research gaps, including the fragmented situation of management-related research in the 3D printing construction sector, insufficient research in top management for 3D printing construction implementation, and changes to supply chain management practices in 3D printing construction projects. A decision support system demo for supply chain management is drafted in this paper, which requires further study. The research outcome highlighted the existing studies in 3D printing construction implementation and supply chain, and initiated a research topic on supply chain decision making. The result contributes to the theoretical and practical development of 3D printing technology in the construction industry. This review paper also inspires future studies on supply chain frameworks and theoretical models.
